The Boise Valley Local Markets Update...

The January data is in and I've updated the "Local Market Reports" page on my website, TheBoiseValley.com. Below i've put together some "average" data of Canyon and Ada counties. There are big differences between the two so keep that in mind as you go over the data...remember "All Real Estate is LOCAL"! If you require further filtering by area or some other criteria you can download the full reports from the "Local Market Reports" page or contact me and I can put something together with as much or little detail as needed. I will post updated data around the middle of each month and will post "quarterly" data as it comes in.

Home Buyer Tax Credit for Members of the Military

Congress has acknowledged the unique circumstances affecting members of the military by making the following exceptions that apply to both the $8,000 tax credit for first-time home buyers and the $6,500 tax credit for repeat home buyers. Call Zuber Group Today for more details at 208.321.5555

Exemption From Tax Credit Recapture Rules

Typically, homes that are sold or that cease to be used as a principal residence within three years of the initial purchase are subject to recapture of the tax credit.

However, qualified service members who sell or move from a tax credit home within three years of the initial purchase due to official extended duty are exempt from the recapture rule.

Extension of Tax Credit Deadlines

The homebuyer tax credit is available for qualified purchases with a binding sales contract in place on or before April 30, 2010 and closed by June 30, 2010.

However, for qualified service members who are ordered on a period of official extended duty, these dates are extended for one year. For these homebuyers, the tax credit applies to sales with a binding sales contract in place on or before April 30, 2011 and closed by June 30, 2011.

Definitions

“Qualified service member” means a member of the uniformed services of the U.S military, a member of the Foreign Service of the U.S., or an employee of the intelligence community.

“Official extended duty” means any period of extended duty outside of the United States for at least 90 days during the period beginning after December 31, 2009 and ending before May 1, 2010.

Coldwell Banker kicked has just kicked off a national ad campaign to keep the First Time Home Buyer Tax Credit on the radar of those who want to make the move to home ownership this year. Many prospective buyers do not know the details of this program such as you must have something in contract by April 30th, you will not be able to file electronically if claiming this credit, or even that current owners are elegible for a tax credit as well. Down Payment Assistance Extended Through March 31, 2010 from the IHFA

The Home Down Payment Assistance program from the Idaho Housing and Finance Association has just been extended through March 31, 2010. A "zero" percent interest, due upon sale, deferred loan program that is available for borrowers with less than 80% of the AMI (Area Median Income). My colleague, Craig Zuber, has written a book called "In The Trenches - Do or Die Lessons from the Business Battlefield". Craig has a talent for lighting fires and watching him work on this project over the last several months has motivated me to light a little fire under my self as well. This seems to be a gift that Craig has and it seems he has found the perfect vehicle to put his motivational talents and business skills to good use. Watching this project start to gain momentum I can see that it is turning into a grass roots movement to actually help transform our 500K or so exiting military personnel into entrepreneurs and small business owners. This is a concept I have never seen and I think it could catch on and only help America. The Boise Valley Local Market Reports update...

The "Local Market Reports" page on TheBoiseValley.com has just been updated to include the December data for Ada, Boise, Canyon, and Valley counties. I've also added the 4th Quarter reports for each of these as well and will continue to update those as I've had good response on that view of the market data. Again remember that "all Real Estate is LOCAL!" (click the link for a good article explaining this phenomenon) and if you need some more specific data I can get that for you in just about any shape or form you can imagine...contact me I'd love to get that put together for you! Look for the monthly updates around the middle of the following month. Here is a quick break down of the two counties that make up The Boise Valley. 2009 sold Volume: 5,378 (vs. 4,960 for 2008)

Average 2009 Price: $194,024 (vs. $233,199 for 2008)

CANYON County

Monthly sold Volume: 208 (vs. 143 for 12/08)

Boise State vs. TCU ... An epic and suprising defensive struggle ...WE'LL TAKE IT!! What a game. Hats off to the young men on both teams who waged this battle and gave us a great last game of the 2009 season. Where Boise State finishes in the rankings and if they deserve a co-championship, i'll leave to those who know better. What I do know is this is one great team and we get it done when it counts. If you live in the area and want to welcome home the team you can meet them at the staduium at 2:30pm. There will also be a ceremony at Boise State Allen Noble Hall of Fame Plaza at 2:45pm. CONGRATS BOYS!!!

Mortgage Applications Down in The Boise Valley...and Across the Nation...

Applications for Home mortgages fell sharply last week to the lowest level in 9 years. I think this was mostly due to buyers waiting out the eventual extension of the "Tax Credit". Now that it has been extended and expanded, I suspect we'll see the mortgage activity begin to climb. With the expansion including existing home owners we should actually see the application activity rise above anything we saw over the summer. OK...Here's the skinny on the "Tax Credit" Extension...From The Boise Valley!

So, we have a new name to go along with a new deadline...and even "new" criteria. The "Worker, Homeownership, and Business Assistance Act" of 2009 extends the $8K for qualified "first-time" buyers and even expands to offer a credit of $6,500 for "qualified" buyers who are not first timers! While there has been some concern that this program is stealing sales from the near future...frankly that is above my pay grade. As a REALTOR here in The Boise Valley, it's my responsiblity to concern myself with what's in my client's best interest. I just have to have hope that smarter people than me have their hands on the wheel when it comes to the bigger picture.

Extension of the First Time Home Buyers Credit is Good News for The Boise Valley!

I guess this is a perfect topic for me to write my first official blog post! While there have been "rumors" for some time concerning an extension to the First Time Buyers Credit it appears that we should see something within the next week.

Senator Reid and other senior Democrats in the Senate have apparently reached an agreement to extend the expiring $8K tax credit for first-time home buyers, Senate Banking Committee Chairman Christopher Dodd said Tuesday.

This is great news as "New Home" sales were down 3.6% last month. My feeling is this is a direct result of the credit program sunsetting. While the home inventory here in The Boise Valley is slowly coming down this is great news and will hopefully buoy the local market through the slower winter months.

Zeitgeist Half-Marathon Run Through Hidden Springs in The Boise Valley...

Well it looked like another good turnout for the 8th annual Zeitgeist Half-Marathon run around The Hidden Springs community in The Boise Foothills at the North-East end of The Boise Valley! While the registration numbers pushed a thousand it was hard to tell how many showed up but It looked like several hundred anyway! This is just one of the many foot races run through Hidden Springs each year. Include the many bike races and the "Bicycle Friendly" Community Designation and you have one of the most active communities anywhere in the nation. Moving here several years ago was the best "quality of life" decision our family has made. Our neighbors are a rare blend of caring and fun! Let me know if anyone out there has any questions concerning Hidden Springs or The Boise Valley for that matter!
